Perhaps the best-kept secret in the Scottish Borders, Hoscote offers a fabulous exclusive-living experience on a stunning 450-acre country estate.

Actively managed by its owners, Hoscote Estate benefits from continuous investment and regeneration of the grounds and walled gardens. An extensive tree conservation project has been underway for the last few years, as has a highly successful wildlife conversation project designed to protect, promote and grow the local, native Red Squirrel population.

Hoscote House

The jewel at the centre of the estate and dating from 1858, Hoscote House offers 5-star rated luxury accommodation for up to 20 guests in deluxe and deluxe en-suite rooms.

Refurbished to the highest standards, the interior of the house is the epitome of stylish, effortless and practical country-house living. The public rooms on the ground floor are furnished in a modern yet traditional style, providing sumptuous and comfortable spaces for eating, relaxing and enjoying the hospitality on offer.

Bedrooms are furnished to what many guests have called "5-star hotel standard" and feature all of the modern amenities a discerning guest expects including quality cotton bed linen, beautiful curtains and fabrics and superbly appointed bathroom facilities with luxurious fresh towels.

Food & Drink

Fine eating, whether prepared by one of our chefs or by you, is at the heart of the Hoscote Experience. Our superbly-equipped kitchen has everything needed to prepare everything from a five-course dinner to a simple soup-and-sandwich lunch. The Scottish Borders are renowned for their rich natural larder and Hoscote works with a number of superb local butchers and suppliers who can supply a wide selection of local meats, vegetables and fruit directly to the house.

The Hoscote Wine Cellar features a varied selection of wines from around the world and orders may be placed in advance of your arrival to ensure your Champagne is chilled and your Côtes du Rhône is resting at room temperature.

The Kitchen

The superbly equipped kitchen at Hoscote is a cook's paradise, with a large Aga, a four-ringed gas hob, two ovens and two full-sized chest fridges. A huge central island is perfect for preparation or for laying out a buffet meal.

Those excused from cooking duties can enjoy watching the proceedings from the large country kitchen table, which seats between 12 and 14 guests and is the ideal setting for breakfast and more homely meals.

Dining Together – Formally or Informally

The dining room at Hoscote House is the perfect setting for a candlelit dinner featuring a stunning 20-place mahogany dining table, beautiful crockery and cutlery. Unusually, the dining table is large enough to allow all guests to dine together.

The conservatory is perfect for more informal eating, whether you and your guests are enjoying a hearty lunch or a relaxed home-cooked evening supper.

Hosting

Never intrusive, but always on hand is the motto of our dedicated hospitality team whether they are serving champagne before dinner, offering service at dinner or are taking care of the washing up. Indeed, they have even been known to stitch a ripped kilt!

Activities

A host of activities are available for guests at Hoscote both on and off the estate. Mountain biking, woodland walks and fishing are popular choices for guests, along with taking advantage of the hot tub and sauna which have recently been added to the converted Dairy.

Our games room, situated off the conservatory, features a pool table and the snug, cosy Tartan Room features a TV and DVD Player for those nights when a film is the perfect activity. Wi-Fi is available on the ground floor of the house and a separate PC in the Comms room - adjoining the Gun room – provides browsing and emailing privacy when needed.

Off the estate, a number of well-stocked commercial shooting estates are available on the doorstep, offering pheasant and partridge shoots, along with doe and buck stalking.
