Built in the 1850s, Hoscote is a country house that sits in its own 450 acre estate in the Scottish Borders, south of Edinburgh. Using a traditional interior decor style, it recreates the elegance of a bygone era throughout, whilst also being comfortable for today. The house has recently been refurbished to an exceptionally high standard, it is rated as a 5* Exclusive Use property by The Scottish Tourist Board. With a drawing room, study, conservatory, games room and a large dining kitchen - as well as a large dining room - this is a house that is comfortable handling large group sizes. Accommodation at the Hoscote House

Ground floor - Entrance hall; dining room (which can be set up with one large table to seat 22 people or four smaller tables to seat upto 40 people); large kitchen and breakfasting area with table (which can seat 18 people) and wood burning stove; tartan room with TV, DVD player, SKY connection and open fire; drawing room with baby grand piano and open fire; sitting area within the hall with open fire; office with computer, printer and internet access; conservatory; games room with pool table. There are 2 sets of stairs to upper floors; the main stairs off the hall to the first floor and a set of stairs off the back corridor leading to both the first and second floors.

First floor: Stavert room with super king size bed, en-suite sitting room with double sofa bed and en-suite bathroom; Tiviot & Borthwick rooms with super king size beds (both are zip-and-link beds, so can be made up as twins) with en-suite bathrooms; Roberton & Girnwood rooms with super king size beds and en-suite bathrooms.

Second floor: Fox room with super king size bed; Pheasant & Squirrel rooms with double beds, Badger room with twin beds; two full bathrooms and a separate w.c.
